Suburban Lead For Pune Real Estate

With Pune stretching its boundaries in all directions, the suburbs are emerging as new hubs of real estate development. The city centre is completely choked for space. As a result, all new construction is happening on the city borders and suburbs. A large number of property projects are coming up in these areas that cater to the needs of the up market, luxury-conscious consumer.

An increasing number of people are choosing to settle down in Pune’s suburbs to enjoy a calm lifestyle, while being suitably close to the heart of the city. Prominent suburban localities like Kothrud, Oundh, Baner, Kondhwa and Viman Nagar are popular residential destination for young professionals. Kondhwa is emerging as the prime suburban area, where capital value for a residential apartment ranges between Rs 1,000-3,500 per sq ft.

These suburban areas not only offer luxury apartments at affordable costs but also host some of the plush and premium real estate projects. Certain real estate projects here are targeted at the investors rather than the buyers. In fact the premium lifestyle projects coming up in the suburbs are positioned as good investment option for Non Resident Indians (NRIs), High Net-worth Individuals (HNIs) and local investors.

Pune’s residential property offers good Return on Investment (RoI). Property prices in the suburbs are very reasonable as compared to suburban rentals in the mega cities like Mumbai, Delhi and Bangalore. Nevertheless, Pune apartments usually earn very high rental rates, hence are an asset to the investors.

According to local property brokers, many Mumbai residents are keen investors for property investment at Pune. The city is just a drive away from Mumbai and makes it a worthwhile property investment. The reasons are obvious in terms of cost, where Pune property prices are reasonable as compared to Mumbai. Pune is fast becoming a haven for home seekers, property investors and brokers.

Most Shopping Centers in Suburban America Lack the Proper Number of Bike Racks

Does your suburban city have enough bike racks? Some cities do and some cities don’t. Further, in some cities it’s far too dangerous to ride your bike to work, or to the store without getting run over. There are far too many people text messaging these days while driving, and they are not paying attention as they swerve back and forth in their lane, often into a bike lane where you happen to be. If it is unsafe to ride your bike, chances are you won’t. Having a helmet doesn’t help much, if you get hit by a car, you are still going to have injuries.

After battling against 6000 pound SUVs, you still have to find a place to lock your bike. Sometimes a tree, a no parking sign, or something else nearby suits the purpose. But the reality is it’s much safer if you can lock your bike in a rack which is bolted down or even welded into place. Still, just because there is a bike station, doesn’t mean there’ll be enough space for your bike when you get there. Small racks only hold a few bicycles, and what is everyone else supposed to do?

There was an interesting article in the New York Times (International Section) on June 21, 2013 titled; “The Dutch Prize Their Pedal Power, but a Sea of Bikes Swamps Their Capital,” by John Tagliabue which had a picture of well over an acre of bicycles parked, so crowded it was hard to navigate and lord help you if you forgot where you parked, it’s not like you can click the alarm and listen for the chirping sound or find it by the blinking lights.

Now then, if you’ve ever owned a business and put a bike rack in front of your business and bolted it into the concrete, then you know very well that bike racks are severely abused. Skateboarders use them as launching ramps, and they seem to get bent, broken, and torn up pretty bad at times. Worse, people use these racks for all sorts of other things. If there are no bikes there, runners use them as stretching bars, and mopeds also attach themselves even if the bike rack isn’t really sturdy enough to hold them.

Then you have to ask yourself who is to maintain this rack that you put in, and why should you have to limit your sidewalk space where you might put tables out front for a bike rack that people will use going into other nearby businesses. Cyclists may use a bike rack and not even patronize your store. This is why cities need to be involved in proper cycle rack installations and repairs. Please consider all this and think on it.

Traffic Trapping You in Your Suburban Home?

Recently, I went to visit a friend of mine who lived in a very nice neighborhood and indeed an upscale community. They have a wonderful and lovely home and are away from the hustle and bustle of urban life.

Yet once you leave the enclave you find yourself immediately stuck in traffic and it occurred to me that my good friend and his very expensive home was trapped in his own prison in a beautiful exclusive suburban neighborhood. Why? By choice of course, yet when he first moved there the traffic was not nearly as bad as it is today.

The traffic is so bad that it takes five to 10 minutes just to make a left turn onto the main road and you drive along and 15 mph or less in stop and go traffic until you reach a freeway. He is basically trapped in a beautiful home in a nice suburban neighborhood in a prison of his own choosing. So I ask you, if this is your dream to live in such a place; is that really the quality of life you seek and is that really your idea of making it.

The traffic in our nation is destroying our standard of living and it has happened due to this poor planning and understanding the multiplier effect of our inefficient ways in designing our cities. I mentioned this to a new acquaintance I had met at a local coffee shop in my friends area and he said; do you think you can do any better?

My answer was; Anybody could do better than this and if only a little bit of preplanning thought was given to the situation it could’ve been done much better. As I study the flows of civilization and transportation, moving people and the distribution of products and services throughout our society I think to myself; you’re damn right I can do better. Please consider all this in 2006. Oh and Vote for Lance!

Moving Nature Back Responsibly For Suburban Living

As our human urban sprawl continues we find that we are crowding out some of the native species in our neck of the woods. Of course, humans will need to have adequate territory, but it also makes sense to leave some of the area readily available for those species which have inhabited such regions for 10s of thousands of years. Indeed, most would agree that it is only fair to share.

In areas were suburban a life meets an open field that leads to wilderness, often the wild life comes up and makes themselves at home along the fence line or impedes onto the property of the humans. Can you blame them? Especially considering that humans live where there is water and they water their lawns and everything is nice in green and plush. Actually, they develop their own little eco-system, more insects, critters, birds and food supply.

Still the humans will complain that the animals are causing them problems. This is rather silly considering the wildlife and nature was their first. It’s kind of like going to a park where there are lots of kids playing and leaving two dozen cupcakes on the picnic table and walking away and then returning in an hour and a half and being pissed off that all the cupcakes have been eaten. What on earth did you expect?

Nature is as nature does, you cannot change that and only a fool would try. Humans are going to have to realize this as they continue to impact nature with larger and larger suburban areas. Please consider this.

Pest Control and Termite Inspection in Suburban Areas

Pests are widespread all over rural as well as urban areas, but the pests that inhabit crowded cities are different from those in rural areas. You may be also interested in the kind of insects and pests that survive in the suburbs. These are a combination of the two types mentioned above. Therefore, pest control companies operating in the suburbs need to be properly prepared for eliminating or entrapping this large variety of pests. The type of these untamed animals found in any particular area depends on the geographical location and hence climatic conditions. Some of them can be hazardous for humans. It is imperative to keep a check on their population lest they should prove hazardous for people and animals of other genus.

Depending on its location, a pest control company should be organized to handle a wide range of animals. For instance, those in the suburban areas will need to be prepared for handling the usual rural rodents, big city rats, stray dogs and cats. Because of their large size, such animals are unable to survive in cities and thus migrate to comparatively more spacious suburban areas for making their home. In their own ways, all these animals can harm the properties and the population, while some of them are more hazardous than others. On being provoked, stray cats and big rodents can attack humans.

The smaller variety of rodents is notorious for moving diseases that could be transmitted to any persons via physical contact or pollution. When noticing the presence of pests in your home, it becomes essential for you to seek the services of a professional pest control agency, in order to make certain that your family and home remain safe, free from diseases caused by these animals. Though the presence of rabies is very rarely reported, you must take adequate precautions. Maintain your distance from any animals showing any odd behavior and don’t delay to ask for the services of a pest control company.

You need to take precautions that will eliminate pests or that will keep their threat at the minimum possible level. You may take suggestions from a pest control company to prevent unwanted animals from entering your premises and harming your family and property. For example, you should never keep pet food outside. Furthermore, garbage bags need to be tightly sealed in a suitable container. It helps to store waste food in dual bags. As and when garbage containers get filled to the brim, ensure that the bags containing waste foodstuff are not kept in the open, as they can easily be accessed by animals to feed themselves upon.

Termites are significantly important for keeping the environments balanced, but if they happen to invade your home, they can cause havoc, damage your property extensively and leave you worrying. Thankfully, this problem can be tackled on taking remedial measures in time without losing your sleep. When noticing termites at home, you should not lose anytime in contacting a competent pest control company for getting your place inspected and treated for termites. Take care to ascertain the credentials of the company before asking for their services, as there are bogus companies too.

The employees of the pest control company should be competent to locate the termite nests and eliminate them effectively. Generally, termite nests are found close to trees and their stubs, though at times they may be found underground.

A pest control company will first identify the species, locate their nest and then decide on the most effective way of getting rid of them. It is recommended to have your house inspected periodically for the presence of termites and utilize a chemically treated or naturally resistant variety of timber in your house. You can also get chemicals which, when being installed outside the building, work as soil barriers and prevent termites from entering your properties.

Normally, homeowners are not aware if their property is under attack from pests. Therefore, it is always better to get your property inspected at periodic intervals from a professional pest control company and keep your place free of all harmful pests. This measure not only keeps your property safe, but also your family.

5 Biggest Challenges in Raising Chicken in a Suburban Environment

With the rising cost of food many families are considering growing their own food in order to lower their food expenditures. Savvy city dwellers are starting to raise their own suburban chickens. Chickens can provide an inexpensive source of fresh eggs. Before you embark on raising chickens, be aware of these 5 challenges you might face.

Challenge 1: City Ordinances
Some cities or counties make it illegal to raise chickens in an suburban environment. Other areas allow you to raise chickens but they place limits on the number you can have. If you have roosters, which are notorious for being loud, you could run afoul of your city’s noise laws.

Challenge 2: Living Space
You will need to have chicken coops to not only protect your chickens but also to provide a space for the hens to lay their eggs. The chicken coop needs to be big enough for the chickens to move around. It is possible to build your own coop or to order them for suppliers.

Challenge 3: Food Costs
Feed for the chickens will be a big cost. Feed comes in two different types: pellets and crumble. It can be a challenge to find a feed store in a suburban environment so you may be required to ordering freed from the Internet. Care must be taken to constantly fill up your feeders and to make sure that the food is never wet.

Challenge 4: Health Concerns
Chickens are prone to getting illness that can easily be spread to every chicken in the coop. It is possible to lose all of your chickens due to illness. Before you begin raising chickens you need to make sure you have access to a veterinarian that can check on your chickens. Having a veterinarian doing a house call to check on your chickens can be expensive.

Challenge 5: Smell
Your chicken coops will require you to constantly clean them out. Failure to do this on a regular basis can result in a smell that will drive your neighbors to complain. You will also have to wipe down the chicken coop and clean out all feeders on a regular basis.

Raising suburban chickens can be a cost effective way to combat rising food prices. In addition they can provide a steady stream of fresh eggs and meat.

When Nature and the Wildlife Meets a Suburban Jogger – Love at First Bite!

Wildlife is everywhere, but if you are not looking for it sometimes you just won’t see it. Many moons ago, I used to run in the hills above Malibu on the many trails in the Santa Monica Mountains. It was quite invigorating, and often difficult with all the steep trails. Sometimes I’d zone out and not even notices all the sounds and critters scurrying about, and other times I’d notice every little movement, sound, and could feel the presence of other animals.

They were well aware I was there, some would come out to look, others would go and hide, and often how they acted was more attributed to my mood and displacement at the time. If I was jogging along in a peaceful fashion, they didn’t seem too worried at all, mostly curious, but if I was hard-charging and trail-blazing, attacking the hills or blitzing down the trail, the amount of activity increased ten-fold, as I was a perceived threat to their safety. Animals are that way.

Now then, I’d like to make a point in all this, and that is that wildlife is everywhere, but so many people are unaware. On one of the same trails I was on, and one that I often took, there was a lady who was attacked by a mountain lion. She was a suburban dweller like I, and was out enjoying a peaceful run, but obviously she was in her own world, perhaps wearing her Sony Walkman, as us jogger used to use in the old days. And the mountain lion attacked her.

I’d seen other animals such as coyotes, and larger animals from time to time. I had also seen mountain lions, and generally I noticed them, and perhaps my self confidence, size, or acute knowledge of what was going on around me caused the mountain lion to think twice. I’d never been attacked, and when I was younger in those days, I was probably have been stupid enough to challenge the animal, had it confronted me. I doubt if I would’ve ran away, I would’ve picked up something, stood my ground, and then waited for a chance to attack.

But, someone from a suburban area who doesn’t know much about wildlife, or is not paying attention, probably never saw all the things that I saw, or felt what it was like to be one with nature, amongst the other animals. Indeed, I hope you will please consider all this if you take a hike out in the woods, and go out to enjoy nature. Rest assured, you won’t be alone, even if it’s just you and the trail. Think on it.

Benefits Of Staying In a Suburban Extended Stay Hotel

When you want to stay away from the crowds of downtown you know that it can be a difficult task. However, you know that to get any sleep you need to stay away from that downtown area and that could lead you to needing to explain the benefits of a suburban extended stay hotel to your boss or to the person in your company that books the travel. Once you have explained the benefits of these locations to them then the chances are going to be good that they will agree with you and decide that this could be the best accommodations.

One benefit of staying here is that the cost is generally lower. When you avoid the main attractions or downtown area you will notice that the cost is normally lower because it is further away. That lower cost is not because of lower quality control standards, but instead is because it is located further away from the attractions that many people come to see.

Another benefit that can be found is that these hotels are going to have a great atmosphere. That wonderful atmosphere is going to come from the people that work here. Since they are located further away from the main portion of a city they typically have a lower stress level and are more approachable with questions and can generally provide great answers.

Something else that you can realize is that these locations will typically have more rooms available for you to choose from. Since you have more rooms to choose from you could find one that is going to work for the specific needs that you have rather than being cramped into the one that is assigned to you in the busier downtown hotels.

At times you may find that these outer lying places will have more options available for you to use after a long hard day at work. Since you will have more options available to you after you get done working you will be able to unwind more. Then your boss can see that you may be more productive because you do not have the same stresses that you normally would keeping you up at night.

Being able to find the perfect hotel when you travel can be a challenge, but at times it may be the only thing that you can do. However, if you want to avoid the downtown hustle and bustle you may need to convince your boss or travel arrangers about the benefits of staying at a suburban extended stay hotel.

5 Tips in Preparing Suburban Survival Kit

Urban survival has lately been given a lot of importance owing to the volatile developments and unforeseen circumstances around the globe. There are several factors that can motivate people to go into self survival mode. This is especially true in times of emergencies caused by natural or man-made disasters. War or civil strife, a military evacuation of the city, a landslide, an earthquake or even a flood can force people to temporarily seek sanctuary in makeshift shelters.

Since a contingent situation does not leave enough room or ample time for one to prepare a survival kit, it’s important to analyse the situation and pack your bags according to the need of the hour. With this in mind, here are 5 tips in preparing Suburban Survival kit that can ease and speed up your preparation:

* The first and foremost concern when on a look out for a survival home is shelter. In case you’re going to be placed in a camp, it is best to carry a portable waterproof canopy or a tent. Aside from this, carry with you a few blankets and sheets for a comfort and don’t forget to keep one or two plastic sheets that can be placed on the ground to protect your beddings and personal belongings.

* The next most important thing to be carried along is substantial quantity of food items for you and your family that can last for at least 3 – 4 days. Since you’ll be travelling long distances, it’s best to keep packed food that can be heated or raw fruits and vegetables rather than cooked meals or any assortments. You should also carry a few paper bags, napkins, and disposable cutlery.

* Try to fit in as much potable water as you can since the travel might require you to walk for several miles and having water handy is a boon during such difficult times.

* You’ll also need a tool box and some basic equipment. You may need to use these tools to plant vegetables or go fishing. You also need to take along a multipurpose tool kit to make life simpler and more convenient for you and your family.

* Besides the availability of food and shelter, it’s also important to be able to contact other people especially in unaffected areas. So make sure that your survival kit also includes a portable radio, batteries, one or two cell phones with prepaid cards and a walkie-talkie in case the phone networks can’t be reached.

Although one can’t anticipate an emergency, it’s advisable to keep tab on the latest updates through the news and the media and be prepared with a survival kit at the earliest.

The key to suburban survival is to be prepared and to have the right supplies, tools, and equipment. So that when disaster strikes, you and your family would have a better chance of making it through.
